Fox Run subdivision back on its feet

Red tape preventing the development of a subdivision in the north-end of Sault Ste. Marie is nearly clear thanks to a green light from one of the city’s preservation regulators.

Fox Run subdivision was approved by city council in 2007 and would see 57 townhouses created near Third Line East, close to the east side of the new Sault Area Hospital.

The Sault Ste. Marie Conservation Authority committee authorized the stone water management and geotechnical studies for the site at their board meeting on Tuesday.

Armed with approval, SalDan can now request building permits from the city.

Consent from the authority was required before addressing their application with the city’s planning department.

SalDan Developments submitted both plans earlier this year to ensure sediment from construction of the subdivision doesn't interfere with local water courses.

Linda Whalen, general manager of the conservation authority, said the process is typical for construction in a deemed hazard area; defined as a construction zone within close proximity to watercourse or wetland.

“There's a fair amount of ravines in that area, which is the cause for regulations,” Whalen said.

Two dry ponds will be created on the east and west sides of the subdivision site to hold the water in place long enough for sediment to be removed.

The water will slowly discharge so the amount of sediment which could potentially affect local water courses is reduced.

It's estimated the ponds will remove 70% of sediment.

yeah the conservation just allowed Sal Dan to tear out acres of bush and wetlands . There was rolling hills every 25 feet now they are filling it all in as well as the ponds..

Our city engineering and planning is to blame as well , allowing a Townhouse project to be erected right behind and Estate subdivision let a lone the already established Bellevue Estate across the way.


ITS ALL ABOUT CASH no one cares not one of the city staff thinks with common sense... Saldon has other subs like Simon Street , PPatch and now North Street ... how about FInish one first then start new ones without destroying any bush !

I heard a rumour that the cost of said Townhouses will be in the $350k range - can anyone confirm? That seems a bit ridculous to me if that's true. Even if they are really nice townhouses you still get no yard or privacy. To answer the first poster: Sal-dan is obviously trying to cash in with the market being outrageously high in Canada, especially this city, right now. I hope the market drops out as many financial experts are predicting will happen in the next couple years - then he will be forced to sell at reasonable prices.

They can charge whatever they want to... if someone is stupid enough to pay that much for a townhouse, they deserve it. You won't catch me living there!

You people need to seriously check your facts!!!!!!! Simon is finished,North st. only has 7 houses and the ppatch only has a few. With the growth of our city, we need to put suitable housing in place. Not to mention that they employ a number of poeple in this city. Maybe get some eyeglasses also because as I recall there was never eny "rolling hills", just a bunch of dense bush for our elderly alzeimers patients to get lost in. If you wanted to live in a small place may I suggest moving north? Before you start bashing hardworking people,check your facts and maybe mind your own business.

Any construction is good,Jobs and growth.What I find amusing is the fact that solar panels were erected on all the remaining flat areas!

Auntie J I walked back there every day theres was lots of rolling hills.... also ducks and ponds...

Simon is not finished the new phase in development for over five years LIVED there...


These are facts I don't need eyeglasses to see whats going on here....


And townhouses will start at 280 and up was in the paper.

And anyone whom has had a home near this area in the last 20 years will not appreciate this type of subdivision period but we have no say unless you have millions to win over the council .
